Our Pricing Formula
We price based on square footage because it's predictable and fair. The size of the home determines the base cost, then we adjust for the specific scope of work you need.
Base Rate = Square Footage × Service Type
Different services require different levels of work:

 - •Weekly/Bi-Weekly Maintenance: Ongoing standard cleaning

What Increases the Price Per Square Foot
These factors require more time, equipment, or specialized methods:
Office Cleaning or Extra Areas
Sales offices, design studios, or additional common areas require extra work beyond the showhome itself. We factor this into your quote upfront.
Heavier Than Normal Messes
When a showhome requires significantly more work than standard maintenance—heavy traffic, construction residue, or event cleanup—the scope increases. Our cleaners document the condition (photos sent to us), complete the work, and we invoice accordingly. We've earned this trust with builders over 30 years by being fair and transparent.
Specialized Equipment or Products
Certain finishes or situations require specialty equipment or cleaning products. If your showhome needs this, we'll explain why and adjust the quote accordingly.
Extra Services Requested
Touch-ups between regular cleans, same-day requests, or additional detailing beyond the standard scope are priced separately with clear minimums.
High-Traffic Frequency
Homes with very high buyer traffic between cleans may require more work each visit to return to tour-ready condition. Bi-weekly maintenance with heavy traffic can sometimes cost more per visit than weekly maintenance with lighter traffic.
